      You will have to call the court and find out the actual fiinlg fee and any associated costs (service of the summons, etc). The manager may have had a lawyer prepare the notice (if any) and complaint which costs money also.You should ask for an itemization of the costs from the apartment manager as you are entitled to see what you paid for.

        Well we saved a lot before we bohgut our house but with our VA loan we didn’t have to put anything down and we don’t have to pay mortgage insurance. But we bohgut a house based on what we knew we could afford. We were approved for four times the amount we bohgut at. I find that insane.We used all our savings for renovations and house things like rugs and new furniture but then we kept spending even after the savings was gone. Yeah, that wasn’t very smart. But now we are smarter and wiser. Our mortgage is lower than most and we have a pretty amazing house. Our area is not expensive either. We make extra principle payments every month and hope to really tackle our mortgage in about four years.

      What does the lease say? If rent is due by the first, and the lease grants them a five day grace preoid, then day 6 you can serve eviction notices. But you have to give them 90 days from the day of being served to physically evict them. And you can sue them for the unpaid rent, but if they didn’t have it to give it to you in the first place, good luck ever seeing it, even if the judge orders them to pay.

      Landlords here are VERY picky who they rent to.Sure, there will be temp rentals alvilabae but you will pay big bucks, there will be heavy conditions attached to the rental and a massive bond, or what you call, security deposit. Google Australian housing rentals it aint that hard!

      As a matter of law, if there is a clause in a lease or a rental agreement, that will normally control in such cases. If not, the question will turn on common usage and practice of the parties. By that I mean what the parties to an agreement in similar situations in the past have done is what a court would require them to do in this case. As a general rule, as soon as rent becomes past due a pay or quit notice can be served on the tenant. Keep in mind though that as a landlord your remedy is an unlawful detainer action if you want the tenant out, which will get you a writ of ejectment if you win. The writ is the order from the court to the tenant. Also be aware that you cant change locks, remove doors or windows or interrupt power, gas or water service as a means of forcing the tenant out.
